Buyer Closing Credit

When a transaction qualifies, EGLUXE may provide an eligible buyer with a closing credit equal to 0.5% of the final purchase price.

This credit is available only when the builder, developer, seller, or other authorized party agrees in writing to recognize EGLUXE and/or its brokerage as the buyer's representative and agrees to pay broker compensation sufficient to fund the credit at closing.

If the builder, developer, seller, or other authorized party does not offer, approve, negotiate, or pay broker compensation to EGLUXE and/or its brokerage, the buyer closing credit is void and will not be available.

The credit is not capped by EGLUXE; however, it remains subject to the written buyer-broker agreement, builder/developer policies, the amount of broker compensation actually received, lender approval, escrow/title approval, loan-program limits, final settlement statement disclosure, brokerage approval, and applicable law.

The credit may be applied toward eligible closing costs, loan costs, rate buydowns, builder-approved upgrades, or other transaction expenses approved by the lender and escrow/title company. The credit may not be available as cash back to the buyer, and any portion that cannot be applied at closing may be reduced, unavailable, or forfeited.

Builder Registration & Representation

Builder registration policies vary, and buyer representation must typically be established before the buyer's first visit, registration, inquiry, or meaningful contact with the builder. Failure to secure representation prior to initial contact may result in the builder refusing to recognize the buyer-broker relationship, thereby voiding any potential closing credits.

Brokerage Disclosures

Broker compensation is fully negotiable and not set by law. All representation and advisory services are subject to a formal, written buyer-broker agreement outlining the specific terms, conditions, and scope of representation before any property tours or substantive advisory services begin.
