Builder policies vary, but if you walk in unrepresented, the sales team represents the builder, not you. An NDA ensures you have dedicated representation evaluating the transaction on your behalf.
A buyer rebate is a closing credit funded by broker compensation. Eligible buyers may receive a closing credit equal to 0.5% of the final purchase price when builder-paid compensation is available, approved, and paid at closing. On an eligible $600,000 new build, this means you could receive up to $3,000 applied toward approved closing costs, rate buydowns, or builder upgrades.*

*Eligible buyers may receive a buyer closing credit equal to 0.5% of the final purchase price only if the builder, developer, seller, or other authorized party agrees in writing to recognize EGLUXE and/or its brokerage as the buyer's representative and agrees to pay broker compensation sufficient to fund the credit at closing. If no such compensation is offered, negotiated, approved, or paid, the buyer closing credit is void and will not be available. Credit remains subject to the written buyer-broker agreement, builder/developer policies, lender approval, escrow/title approval, loan-program limits, final settlement statement disclosure, brokerage approval, and applicable law. Credit is not guaranteed, is not available on all builders, communities, properties, lots, homes, or transactions, and may not be available as cash back to buyer.
