The horizon
You are not buying a house. You are buying the next three years.
A developer homesite is the first phase of one project, not the end of a search. The lot decides what the architect can do, what the build will cost, and what you will see from the kitchen in 2029. NDA Land does that judgment with you before you commit, and stays through the build.
The pad
You can stand on it. That is the problem.
A graded pad looks finished. The retaining is in, the utilities are stubbed, the view is right there. What decides the lot’s value is not visible yet. The fill under your feet, the lot in front of you, and what the design guidelines let the next owner build on it.
nda land · Homesites and land, direct from the developer
The dirt is expensive. The mistake is more expensive.
Premium homesites and land bought directly from the developer in Ascaya, The Summit Club, MacDonald Highlands and the newer Henderson hillsides. The developer has carried the engineering. What is left is judgment: location, topography, orientation, what the guidelines allow, and what it will cost to build.
See what we checkFour things to know before the dirt is yours.
The developer has graded the pad and carried the site work. What is left to judge is what you are actually buying, and what it will cost to build on it.
-
Release and pad
Which release, which pad, and why. Bought directly from the developer, with the developer’s own terms read first.
-
Topography and orientation
The grade, the fill, the exposure, what the pad sees today, and what can be built in front of it under the community’s own plan.
-
Design guidelines
Setbacks, height limits and design review, understood before you commit, not after you hire an architect.
-
Builders and budget
A realistic number from architects and builders who already work in that community, so the lot price and the house price are one number, and the next three years have a plan.
Need to sell first?
EGLuxe has that covered.
Your next home is only half the equation.
Through EGLuxe, we can coordinate the sale of your current property alongside your new-construction purchase, from pricing and presentation to timelines and closing.
And when we handle both transactions, you may qualify for additional savings through a preferred listing fee.
One coordinated strategy. Two transactions. Less friction.
Any preferred listing fee is agreed individually, subject to brokerage approval, and documented in the listing agreement. Real estate commissions are negotiable and not set by law. The NDA buyer credit and a listing-fee arrangement are separate; neither is automatic, and they are not guaranteed to combine.
Illustrative credit, up to potential credit at the lot closing, on top of the developer’s terms.
Why a developer homesite, now.
Developers release lots in phases and price each release off the last. Getting into a release early, with the terms read first, is where NDA Land earns its place.
Terms from the developer. Release pricing, deposit structure and build-commencement deadlines, negotiated before you commit.
The build budget. A realistic number from architects and builders who already work in the community, before the lot is yours.
Up to 0.5% back from NDA Land. On top of the developer’s terms. Up to half a percent of the lot price, credited to you at closing.
The developer’s commission is in the lot price. The developer pays NDA Land from it, and NDA Land returns up to half a percent to you at closing. On a $2M homesite, that is up to $10,000, before the house is drawn.
If you’re asking how this benefits me, the truth is simple. It’s easier for me to offer you cash back and earn you as a client than to spend that money chasing leads. This market isn’t an easy one for anyone. I would rather give you part of my commission. This way, we both win.Eric Grant
The figure above is an illustration, not a payment. On qualifying purchases where the builder or developer pays buyer-broker compensation, NDA credits up to 0.5% of the purchase price to the buyer at closing. The credit and the compensation are agreed in writing before the first visit and stated in full. The credit is subject to lender and brokerage approval, closing-cost limits, escrow and title requirements and applicable law, and it appears on the closing statement. It is not cash after closing. Broker compensation is fully negotiable and not set by law. On a homesite, the 0.5% applies to the lot purchase only. It does not apply to the build contract.

The developer did the engineering. What is left is judgment, and that is what NDA Land is for.
It is the same work as NDA, done before there is a house to look at, and I do not leave when the lot closes.
The lot, then the build.
A developer homesite is one project in two phases. NDA Land represents you on the first and stays with you through the second.
01The lot
Representation on the homesite purchase, direct from the developer. The developer’s commission and the 0.5% back attach here, at the lot closing.
02The team
Introductions to the architect, the soils engineer and the custom builder, from the people I already work with in these communities.
03The build
I stay in your corner through construction as an advisor, including a second read on the build contract before you sign it. Advisory, not project management, and there is no fee for it.
The 0.5% applies to the homesite purchase only. It does not apply to the build contract.
The hillside communities.
Developer homesites on the valley’s edges, where the grade has been done and the view is the asset.

Questions
Asked constantly. Answered straight.
What is a new development advisor?
A licensed real estate agent who represents the buyer, not the builder, in a new construction purchase. The advisor establishes representation before you register, compares communities and builder terms, negotiates incentives and lot pricing, and stays on the file through inspections and the final walkthrough. The builder’s sales agent works for the builder. The advisor works for you.
What do you check before I buy a homesite?
Grade, setbacks, design review and build cost, read before you commit. Which release and which pad, what the pad sees today and what can be built in front of it, and a realistic build number from architects and builders who already work in that community.
How does the 0.5% back work?
When the builder or developer pays buyer-broker compensation, NDA credits up to half a percent of the purchase price back to you at closing. The amount is agreed in writing before the first visit, shown on your closing statement, and subject to lender approval. On a $1.2M home, that is up to $6,000.
Does representation cost me anything?
In most Las Vegas new construction purchases, the builder compensates the buyer’s broker. Compensation is negotiable, never set by law, and confirmed in writing before the first tour. When the builder pays, up to half a percent of the price comes back to you as a credit at closing.
When should you get involved?
Before the first visit. Most builders decide representation at registration, the moment you first walk in. Call before you tour and the question never comes up.
What is a buyer representation agreement?
A written agreement, required before touring, that defines NDA’s duties to you and how compensation works. The figure in it is a maximum, not a target. In practice the builder pays NDA, and if that is less than the maximum in the agreement, that is the number. NDA does not come back to you for the difference. You will read the agreement and understand it before the first home.
